Le Mars, Iowa: Development Patterns Downtown
Two main roads intersect in the center of downtown Le Mars - Highway 3 or Plymouth Street running east and west, and Central Avenue running north and south are the main corridors in the Main Street district. These have served as the main corridors for Le Mars.
Le Mars retail businesses are still concentrated in the downtown district, but strip malls, new businesses developments and a Walmart store have stretched out the shopping perimeter of the town.
Four downtown parking lots are available to customers for shopping convenience. Parking spaces on the street are not metered.
Context
Situated 20 miles from Sioux City, Iowa with a population over 100,000, Le Mars is an active, progressive and well-respected community. U.S. Highway 3 and Highway 75 are the major highways in the area. Highway 3 travels directly through the downtown of Le Mars.
The Main Street designated area features a healthy combination of retail stores, offices and medical service providers. Multiple restaurants which feature American, Mexican and Chinese cuisines offer a wide array of eating choices.
